Fontainebleau opened in 2023 as a new titan of the reinvigorated north Strip; joining Wynn, Encore and Resorts World Las Vegas as luxury oases in a part of the tourist corridor that had been left behind in the megaresort boom of the last 30 years.

W Squared came on board in December 2021 and our construction management and design management teams got to work on a pre-existing building that had been partially finished for the previous 15 years.

We developed a cost-control program and helped expedite the design schedule. Along the way, we encountered numerous previously undocumented conditions in the long-dormant building.

To address the delays, we brought in two other architects to supplement existing work. Ownership preferred to keep existing infrastructure in place and only update what was necessary. Our mechanical, engineering and plumbing teams were able to find what wasn’t working and make cost-effective repairs and replacements.

We oversaw design and construction of hotel guestrooms and suites; meeting and convention space; the casino floor, the property’s sportsbook and adjoining restaurant; The Tavern; the port cochere and hotel lobby; restaurants and bars; the night and dayclubs LIV and LIV Beach; BleauLive Theater; propertywide signage; the pool deck and retail space.

MGM National Harbor opened in 2016 as a destination for the global business traveler and tourist set along the Potomac, about 10 miles from the heart of the nation’s capital.

National Harbor contracted with W Squared to provide construction management services in June 2014. We spearheaded a series of property improvements to help National Harbor maintain its status as a major attraction in the area.

We overcame issues with material procurement from China and South Korea by supplementing metal and glass panels through a secondary contractor to help alleviate delays.

We led the conversion of the resort’s marketplace to a brand-new BetMGM Sportsbook. We also created an outdoor gaming space; conducted a refresh of the Tap Restaurant and Bar; led build-out of Diablo’s Cantina; managed ADA remediation; and led due-diligence oversight on electrical systems.
